David, our maintenance representative, left a feedback card and I wanted to let you know that even with a few bumps (to be expected), your crew did an excellent job of showing up each day, completing the required items, and overall, I'm very happy with their efforts. We had at least three different individuals visit our apartment for the various stages and although I did not meet the first, all were very professional and considerate as I work from home and my boyfriend works later in the day, so we were both in the apartment. I was surprised at the quickness of fixing this - and on a Sunday.

  • We have been with ICM for over a year now, and Tom and the maintenance staff have been INCREDIBLE. Tom returns our calls within the hour, and is always friendly and so helpful. He continuously overextends himself to assist my roommate and I with whatever we need - whether its maintenance or lease questions. In addition, the maintenance staff has re-tiled our bathroom, painted the entire apartment, and installed/removed our air conditions on numerous occasions. They are always friendly when they come over. I could not ask for a better management company. I would recommend ICM to any friend or family member.

I appreciate that you responded quickly when I reported the problem and that you were able to get the old one out and a new one in so soon. Having just moved in over Memorial Day weekend, it can be a little chaotic so I appreciate you getting everything done so efficiently. It definitely makes my new apartment that much more enjoyable! I was so glad to see that the window with the crack was replaced too. If it was any other window I would not have been so antsy about it-just happens to be the main window that everyone sees when they walk into my place. I understand getting the brown gunk cleaned off from the outside of the window may take a little bit more time since it is a non emergency. Hopeful it can be done in the next couple of weeks?   • My daughter was accepted to DePaul University as a Graduate Athletic Trainer and will be moving to Chicago from Los Angeles, August 1. After searching hundreds of apartments online, she came up with a few that we thought would be suitable. On August 2nd, we flew to Chicago and to our surprise, what looked good online turned out to be ""not so good"". We started to feel a little unsettled! As fate would have it, on the last day of our trip, hours before our plane would take off, we were given ICM's number and made an appointment to see a place on Melrose. Jon Stuckey would become our agent. First, let me say that his personality was calming and he made us feel like we were VIP's. He was knowledgeable about the area which gave us a feeling of relief that my daughter would be reasonably safe. Jon was honest, extremely patient and very professional. After we returned to L.A., he stayed in contact with us, assuring each step we made was completed. I cannot tell you how much we appreciated that. Doing business long distance can sometimes be a hassle. Jon made the process so effortless. Plus, its a great location and apartment! He is a wonderful human being...and, a good agent! Jon certainly made ICM look good in our eyes. And, he made my daughter, very, very happy.     Jodi was very considerate when taking and submitting my maintenance request. They came out sooner than expected even. I had two request, to repair the window in the bathroom and to re-tile the kitchen floor.

    I received a call that they would be working on the window in the bathroom, which look good and the frame feels more secure. Turns out that they decided to re-tile the kitchen the same day. Having no warning, I hadn't cleared anything out of the kitchen. However, they handled all of my stuff with care.

    The tile looks great and I am very please with the result. Everything was left neat and tidy.

  • This letter has been a long time coming.  I just want you all to know how lucky ICM Properties is to have Jerry as an employee.  He takes immense pride in The Briar and I can't even imagine the condition the building would be in without Jerry.  He knows this building top to bottom.  He always answers his phone and he usually fixes maintenance issues from tenants the same day it is reported.  Jerry is the guardian of this building too, as he's told me and I've witnessed he often will sit in the lobby on Friday, Saturday and Holiday nights to make sure everyone gets home safe. He is very friendly with all the tenants.  It was an absolute pleasure to get to know Jerry and the Briar building.  I really think that the Briar is a very special building and I have a new affinity for it and as long as Jerry is here, I know that the building's general maintenance and condition is in the best hands it could be in.  Thanks for your time.

    I'm writing to thank you for your responsiveness in addressing my maintenance requests, especially to David L., another David, and the building engineer, Tony (and anyone else I may not have known about) who have been getting the bulk of my complaints. From  fixing the closet door to increasing water pressure in the shower, the repairs were above average to excellent. I also appreciated the speediness in which some of the requests were being fulfilled (a few times, the repair would happen the next day after I submitted the online form).

    I went from homeless...my stuff ruined in a fire...scowering Chicago for a 2 bdrm that matched the price and quality of our unit ....then my roomate bailed on me and I was hopeless. I called 3-4 agencies but no one could provide a 1bdrm that I really liked for immediate move in. Then I remembered to call you and within 24 hours I had the perfect place!

    First of all I want to thank you for the quick response time, in helping me see the place within 24 hours. Next I want to thank you for being able to show it after hours on a Saturday and then after hours take me to sign the papers. When it seemed like I was out of luck you saved me, and that really meant a lot to me. I am impressed with the consistency of the ICM units, and after you told me the maintenance on the unit would take a week you had it done in 2 days!!! At my job we talk about doing the right thing, exceeding expectations, owning issues from start to finish and building relationships, I would say on Thursday you personally did all of those things. (Other perks including a ride to a from the place... snacks while I waited...general good conversation. It was nice to get to know you a little bit)

    Once again I have a place to live thanks to you David (and ICM) so best of luck with the road ahead. I hope someone can come along and make yours as good as you have made mine,

    I am just writing this email to share how wonderful of a help Tom Seymour recently was in helping me find a sublettor for my apartment.

     

    I have rented from ICM for over a year and a half, and while I have no bad experiences to report, Tom surely was the exception to the rule. I was very stressed out about what it might take to find a renter to take my place in my apartment during a rushed period just following my lay-off. Every time I called or emailed Tom, he was very prompt to respond and very insistent on his willingness to help. Not only that, but he made a point to express that ICM would not allow anyone to take over my lease that I, personally, did not feel comfortable with. Since I was on a time-crunch, but also hesitant with the idea to begin with (I've been burned before!), this was especially reassuring.

     

    Tom also made me laugh, remembered my name (and a joke I made in one of my first emails to him), and kept me constantly in the know of the process that was taking place once we found a Sublettor. I would strongly recommend anyone work with him.

     

    To Tom- thank you! You made it possible for me to feel at ultimate ease in making the decision to move out of Chicago... a very difficult decision indeed.

  • Dear Martha, I am writing to sing the praises of one of your leasing agents, James Ratke. James did an incredible job of limiting the stress of my June 30 move, and acted as a resource and buddy through some unusual circumstances that the past few weeks have presented to me. I had a situation where my old landlord told the new tenant (moving into my old place) that he could move in to the apartment before the date that my lease was up (without talking to me), and proceeded to attempt to force me out of my apartment over the course of several weeks. The person living in the place I was moving into, understandably needed to stay in the apartment through the term of their lease, and could not accommodate my old landlord's demands. The situation was stressful, and James was an incredible resource. He was respectful of the people living in the apartment I was moving into, and provide a calming voice when my own reason was compromised by my frustration and confusion surrounding the entire moving industry (except for James). In the end, he helped me to find a creative method of working with the tenants in my new apartment so that everyone walked away happy. I imagine I required more communication and much more reassurance than most new tenants coming to ICM, and James was fantastic about following up with me when I contacted him, telling me when he could get back to me when there were questions he needed time to answer, and adhering to the timelines he laid out. Despite the fact that I can be totally unbearable when dealing with logistical issues and people that I deem unreasonable, James was patient and very professional through all of my phone calls and emails, half of which were completely ridiculous, I am sure. My experience is that James is the type of person that any organization would be extraordinarily lucky to have on staff, and in an industry notorious for poor service and bad attitudes, James is far and away the best person I have come across in the Chicago leasing/rental/moving industry. I might be in jail right now if not for James, and I sincerely hope that his managers (and their managers) are aware of what an asset he is to ICM and the tenants that he is working with. My one request would be that they leave behind some type of note letting us know what was done. I usually end up calling the main office to find out what maintenance did about the issue.   • I've been with ICM for over 3 years and it's been a positive experience for me from day one. My leasing agent (Pete) drove me to 3 apartments that were all within my price range. I ended up signing a lease for the 1st floor 1BR of a huge coach house about a block and a half from Wrigley Field. I could see the jealousy in other Cub fan's eyes when I told them I could hear the stadium announcer from my backyard, while grilling a steak on my Weber. After I moved in, I faxed a list of minor repairs I wanted done to ICM, and all were completed within a few days. My next apartment was an ICM building too. Again, the few minor problems I had were faxed to them, and fixed within a few days. Recently, the in-wall AC in the living room died. I left a message with ICM at 9:00PM and they had someone out the next day. They left a message on my phone telling me they were going to replace the AC. Less then 48 hours after it died, I came home from work to find a brand new Frigidaire installed. With the owners manual and a little remote control in a sealed package next to it. While it is July outside, it's like January in my apartment. Overall, I have found their office staff to be helpful and their maintenance crew to be excellent. Problems have always been fixed in a timely manner and I know I will come home to find the door locked and the mess cleaned up after maintenance has left.

  • First off, I will start off by saying that this is way over due. I have lived in an ICM apartment for the last 6 years. In those last six years, I have lived in two separate buildings.

    Seth is truly amazing. He worked with me to find my first apartment when I moved away from my roommates. He had just started out with ICM. I want to say that I was his first apartment rental he had. I lived in that apartment for the last 5 years. Last year some huge changes happened at the end of July and I needed to move ASAP. Seth helped me find an apartment in four days time (yes! Really, 4 days!!) that was move in ready! Thank you Seth!!

    The whole staff at ICM has been so accommodating and helpful to me. I would not have been able to have such a wonderful experience at a different rental company. I truly feel like Seth is a friend and not just a rental agent. Trust me I realize that ICM could have told me to shove it when I told them I had to move out in 4 days time. But you know what, they didn't. Seth helped me and made a very bad situation so much better.

    Then not to mention just a few days ago, I asked ICM to sponsor a charity event that I am doing, and they did! Thank you for that ICM.

    Again, I truly can't thank ICM enough for how they have treated me over the last six years. Its a pleasure to rent from a company that cares. You don't find Companies like this everyday.

I have lived at my current apt for the last two years and just signed for a third year, and every time I've made a request its been addressed in a timely manner so THANK YOU. I wanted to especially acknowledge the people that fixed my heat during the winter. I told him my heat wasn't working and he was at my house within 30 minutes and fixed the problem right away.   • My husband and I have had a great experience with ICM, right from the very beginning. We met with Seth Kramer when we were searching for a new apartment and he was such a blessing to work with. He made sure he got to know exactly what we were looking for and what our budget was, and only showed us places that he thought we would fit into. He was completely forthright whenever we asked him questions, and made sure we had all the information that we needed before we made our decision. We decided on a gorgeous apartment that we still live in today, and looked forward to moving in a couple months from then. When move-in day arrived, it was two days after our honeymoon had ended and we had just driven straight through the 20 hr drive from Colorado to Chicago. We arrived in Chicago and called Seth to get our keys. We had forgotten that it was Memorial Day! Luckily, Seth has a huge heart and left his family gathering in order to give us the keys to our apartment so that we could rest. Since then, we have settled in nicely and can't imagine living anywhere else. Renting from ICM has been so much better than any other rental company we've ever been with. Someone is always available to talk to us and answer our questions, and the maintenance is fantastic! We've never had to wait more than a day for any maintenance request that we've put in. If, for some reason, we were to move within the city to another apartment, it would definitely be to another ICM building. :)

All of our maintenance requests have been completed within 1-2 business days (we've had a few others aside from the ones we've worked with you on). They even come out right away to replace light-bulbs...which is something I would expect to take a week or two. I'm also impressed that they were able to come out to paint within a week...which is something I'd expect to take 2-4 weeks. Thanks a lot!

    Thank you most kindly for fixing our light, light, & light!

    Now we can see in our Pantry . .(hmmmm, what shall we cook for dinner .. . . .oops, that spice jar is really old, time to toss it.);   we can see the ceiling in the Bathroom,    (boy, that paint job that ICM did reaches all the way to the ceiling!),    & and our guests are no longer puzzled, nor do they cry for help when they can't turn on the light;   we can see in the Shed,  (Oh.  Do we really, really want to keep that Wedding Gift?  Hey, honey,  there's the saw!)

  • I would like to thank you (ICM) for getting to my apartment so quick to fix our frozen pipe! I understand maintenance is very busy right now but thank you for making it out here so fast. I have rented from many places over the past few years and ICM definitely has the best maintenance. Even the workers themselves are EXTREMELY nice and I have never had a complaint!     1.       Was our office staff considerate while taking your service order?
    Yes. They promptly responded to the message I left early morning for the maintence request.

    2.       Did we take care of your service order promptly or when we promised?
    Yes. ICM responded to my maintenance request shortly after it was requested and the job was completed upon our return to the apartment that evening.

    3.       Were you satisfied with the completed service?
    Definitely. The maintenance team always does an excellent job completing the task at hand.

    4.       Was the service area left clean and neat?
    Absolutely. There was no trace that they were even there! Did an excellent job of cleaning any mess near or around the service area.

He really listened to my parameters and showed me places that were realistically within them, but also was able to deal on his July inventory of properties that were normally perhaps a little out of my range.     I had an experience today with maintenance personal. It was a unique and humorous problem where my cat was stuck in an enclosed area by my refrigerator, and I needed help freeing her. I have had a few other minor requests from the maintenance team in the past. The stories aren't relevant.

    I can only imagine how many complaints you receive from whiny, unpleasable tenants. I am compelled to recognize how attentive and speedy maintenance has been for me. I submit a request online and within 30 minutes I have someone knocking on my door. They have always been cordial and helpful.

    Anyway, just wanted to write a note of credit where deserved. Thank you very much.

The lights went out both inside and outside of my apartment all at once last night and it made it very difficult to see/scary to get into my apartment after dark. They fixed all of the lights, both outdoors and inside, and I am very very happy and feel much better about coming home after dark.
